What is included in the installed cost?
An installed flooring budget normally includes the finish flooring, a material allowance for cuts and layout, basic installation labor, common supplies and transitions. Removal, disposal, furniture moving, stairs, trim, delivery, taxes and major subfloor repairs may be separate. The estimator shows these categories individually so you can see what is driving the range.
Material choices
Product construction, overall thickness, wear layer, attached pad, edge detail and pattern quality all influence material price.
Installation labor
Floating click installation is often simpler than glued installation. Complex layouts, small rooms and many doorways add cutting time.
Removal and preparation
Carpet or floating floor removal is usually simpler than removing glued flooring or tile.
Subfloor repair, flattening and moisture control are difficult to price before the existing flooring is removed. Keep a contingency in the budget and ask the contractor to explain any preparation allowance in writing.
Water resistant flooring still needs correct perimeter gaps, a suitable subfloor and product specific moisture preparation.
