What is included in the installed cost?
An installed flooring budget normally includes the finish flooring, a material allowance for cuts and layout, basic installation labor, common supplies and transitions. Removal, disposal, furniture moving, stairs, trim, delivery, taxes and major subfloor repairs may be separate. The estimator shows these categories individually so you can see what is driving the range.
Material choices
Ceramic, porcelain, natural stone, format, finish and pattern determine much of the material range.
Installation labor
Tile labor depends heavily on layout, substrate preparation, waterproofing, cuts and grout detail.
Removal and preparation
Existing tile removal can be noisy, dusty and labor intensive, especially over a bonded underlayment.
Subfloor repair, flattening and moisture control are difficult to price before the existing flooring is removed. Keep a contingency in the budget and ask the contractor to explain any preparation allowance in writing.
Substrate flatness, movement control and waterproofing details can matter more than the tile price.
How to get a closer estimate
- Measure each room instead of relying on total property size.
- Select the flooring type and quality level you are actually considering.
- Include the existing floor, removal, transitions, stairs and trim.
- Use the preliminary range for planning, then have a contractor verify the space and product requirements.
